Tenant Move-Out Guide

Forwarding Address

To update your forwarding address, follow these steps:

  1. Log into your tenant portal.
  2. Select “Contact Us”, then click “Give Notice to Vacate”.
  3. Provide your move-out date and forwarding address.

Electronic Security Deposit Return

  • Ensure all tenants listed on the lease have activated their tenant portal and entered their bank account details.
  • Specify the bank account for security deposit returns when giving notice to vacate.
  • If the E-Check option is not selected, a paper check will be issued to all tenants on the lease.

Security Deposit Reconciliation Process

  • The property owner will determine any deductions following the move-out inspection.
  • Your security deposit, minus any deductions, will be processed and sent within 30 days of your lease end date, provided all required information has been submitted.

Move-Out Walk-Through

The walk-through will be unaccompanied and conducted after your lease officially ends. You must complete a self-inspection using the RentCheck app.

Failure to comply may result in fines.

  1. Download the RentCheck App
    • Use the link above or the one sent to your email to download the app and follow the instructions for completing the self-inspection.
  2. Conduct the Inspection
    • On your move-out date, you’ll receive a link to initiate the inspection. Complete it promptly to avoid delays.

Last Month’s Rent

  • Full Payment Required: Your last month’s rent must be paid in full, regardless of your vacate date..
  • Security Deposit Use: Your security deposit cannot be applied toward the last month’s rent.

Cancel Auto Payments

  • Cancel any auto payment setups in your tenant portal to avoid unnecessary deductions or refund delays.
  • Access the portal here.

Lease Agreement Requirements

  • Review your lease for specific move-out obligations:
    • Professional Cleaning: Deep cleaning and carpet cleaning.
    • Lawn Care: Ensure the yard is maintained.
    • Repairs: Replace light bulbs and air filters as needed.
    • Paint: Ensure that all paint touch-ups match the original paint. If the paint doesn’t match, you could be charged for a full paint job.

Failure to meet these requirements may result in additional charges.


Returning Keys, Remotes, and Passes

  • Return all keys, remotes, and passes to our office within 3 days of your lease ending. Drop off the keys at the office/payment address on your lease
  • Do not lock interior deadbolts, and ensure keyless deadbolts are left unlocked.
  • Penalties: Retaining these items beyond your lease period will result in rekey and administrative charges.

Important Note

All move-out obligations must be met before your lease ends. The 3-day key return window does not grant continued property access. Non-compliance will incur penalties.
