At KAIZEN Realty, we aim to provide clear and transparent rental guidelines to ensure a smooth application process for prospective tenants. Below is an overview of our rental criteria:
Application Requirements
- Who Must Apply: All individuals aged 18 or older living in the home must complete an application, undergo a screening process, and submit required documentation, including a valid government-issued photo ID and the $50 application fee.
- Dependents: Dependents aged 18 or older must undergo a criminal background check, submit required documentation, and pay the application fee.
- Fee Policy: Application fees are non-refundable.
- Changes During Lease: These requirements also apply to any changes to tenants during the lease term.
Credit History
- Minimum Credit Score: 650.
- Payment History: Credit history must demonstrate timely bill payments with no history of debt write-offs or accounts in collection.
- Disqualifiers:
- Poor credit history.
- Debt-to-income ratios not meeting criteria.
- Bankruptcies, foreclosures, evictions, or broken leases.
Rental History
- Good Standing: Applicants must provide three years of verifiable good rental history or mortgage payment history.
- Disqualifiers:
- Prior evictions.
- History of property damage.
- Outstanding balances owed to previous landlords.
Income Requirements
- Minimum Income: Verifiable gross monthly household income must equal three times the monthly rent.
- Self-Employed Applicants:
- Provide finalized tax returns for the previous two years.
- Submit an official certificate of formation signed by the Secretary of State.
- Provide evidence of gross monthly income equal to three times the rent for the previous six months (subject to landlord discretion).
Criminal Background Check
Residency may be denied due to disqualifying criminal history, including but not limited to:
- Violent crimes (e.g., murder, assault, robbery, arson).
- Felony drug or narcotics convictions.
- Weapons charges.
- Terrorist threats or related offenses.
- Any other convictions or crimes deemed a violation of safety and community standards.
Maximum Occupancy
To maintain comfort and safety, the following occupancy limits apply:
- 2 Bedrooms: 4 Occupants
- 3 Bedrooms: 6 Occupants
- 4 Bedrooms: 8 Occupants
- 5 Bedrooms: 10 Occupants
